What Are the Legal Points to Remember?

Since 2013, a seller of a property or land is legally bound to report if Japanese Knotweed is present on the property. This is done through a TA6 form.

As a seller it is your responsibility to check if you have an infestation of Japanese Knotweed. A conveyancer and or solicitor can provide all your legal advice, however, you will be asked to provide evidence of a treatment programme, management plan and insurance backed guarantee, which is where Clearsafe Knotweed comes in.

As a buyer if there is evidence of a Japanese Knotweed infestation on a property you are buying, a mortgage company is highly likely to only agree/release funds once a company like Clearsafe Knotweed has been in; investigated and treated the problem and issued an insurance backed guarantee.

Japanese Knotweed is a (controlled waste) and can only be disposed of at certain licenced landfill sites. This falls under the Environmental Protection Act 1990.

It is an offence to ‘intentionally or recklessly’ spread Japanese Knotweed.

Trustindex verifies that the original source of the review is Google. James from Clearsafe surveyed our clump forming Black Bamboo and recommended how to remove it effectively from our border. James then attended on an agreed date and removed the Bamboo. The only way you would know any work was completed in the garden is the Bamboo is not there. James is very professional and we would highly recommend him. Thank you James for your help, it is very much appreciated.

Totally professional and helpful without wanting to charge me for work that didn't need doing. Excellent.

Trustindex verifies that the original source of the review is Google. Excellent service, highly recommend.
I had a letter from a neighbour concerned there was a canopy of knotweed on our border coming from my side. I contacted Clearsafe after work looking to book an assessment and James kindly said he’d pop over that evening! James quickly confirmed it was not knotweed, was likely a fruiting vine and sure enough found some small fruits. He kindly went with my neighbour to assess the border from their side also and confirmed there was no knotweed. He explained the differences in the stem and leaves and what to look for. Incredible service, professional and friendly. It was incredibly stressful thinking there was knotweed but James was very kind, knowledgeable and reassuring. Highly recommend.

Trustindex verifies that the original source of the review is Google. We are in the middle of purchasing a property and it was brought up in the survey that JKW was likely to be present. We contacted several JKW specialists in the area. Clearsafe went above and beyond. In a matter of hours they had identified the plant and offered invaluable information, advice and support to help us progress with our sale as well as providing us with excellent quotations. I will not be hesitating to use or recommend this company in the future.

Trustindex verifies that the original source of the review is Google. We’re in the process of putting our house on the market and concerns were raised as to whether some weeds in the garden were knotweed. Contacted James who requested photos. He came back to me within an hour in between other jobs and was able to not only confirm it wasn’t knotweed but tell me exactly what the weeds were. Really appreciated his friendly but professional approach and quick responses. Would highly recommend.

Trustindex verifies that the original source of the review is Google. Had a bamboo patch in the garden out of control. Phoned up, sent a video of the area and within weeks it’s all been sorted.

Credit to the lads, they were on time and put a shift in even when the sun was on full beam.

Will definitely be recommending you to friends and family. Thanks again

Our customer reviews

Dai Legge

Contractor

James understands the construction industry because he’s been one of us; his training service is particularly effective in getting site teams to understand the risks and controls and what they actually need to do onsite. Where time and ‘thinking outside of the box’ is often a critical factor, Clearsafe have proven time and again to be valuable assets and have become our only Knotweed contractor.

Dan Madge

Developer

Having used various Knotweed contractors in the course of my career, using Clearsafe Knotweed to produce and implement treatment plans has been an absolute blessing. They’re really flexible and knowledgeable, especially around the planning and development process. Now that they can offer insurance backed guarantees, we will only use their services more and more

Sam Hawking

Conveyancing Solicitor

During my client’s sale, the survey picked up on Japanese knotweed on the boundary of the property, this threatened the sale. We contacted Clearsafe Knotweed and they came out to survey within 24 hours. Happy with the quote and service my client went ahead with the management plan. That was two years ago and there has been no come-back. I would recommend Clearsafe without hesitation.

Louise Williams

House Seller

The Clearsafe boys were reassuringly positive from the start and put us at ease when we were worried about the effect of the infestation on our sale. After the initial survey, they produced a clear report in no time and it was accepted by our mortgage company. We didn’t hesitate to engage Clearsafe to tackle our Japanese Knotweed, a decision well-made we would say. Progress has been amazing and the willingness of the lads to take time to engage with our neighbours to put them at ease was an extra bonus.

Gareth & Kelly Morgan

House Buyer

Clearsafe came out quickly and produced a really detailed report overnight which allowed me to get my mortgage at first, then re-plan my garden renovation to avoid spreading the Knotweed, we definitely dodged a bullet there! They have executed the management plan to the letter and there’s been no disruption to our lives or our DIY renovation.

Kim

We knew we didn’t have any Knotweed but our lender forced us to pay for a survey, Clearsafe came out quickly and quoted a fair price, then quickly produced a report that was accepted immediately by the mortgage lender.

Chris Thomas

Estate Agent

We instructed Clearsafe to survey a client’s property on behalf of a purchaser who needed to obtain a mortgage with Japanese Knotweed growing on neighbouring land. Clearsafe took the time to visit the same day and provided a report within 24 hours. The purchaser was extremely satisfied with Clearsafe’s efficient manner and the costs were very competitive. As an estate agent, this service is invaluable and we would not hesitate to recommend Clearsafe- Keep up the good work!

Jessica

As Estate Agents we are looking to get work done efficiently & quickly. James & Clearsafe company embody this. One quick phone call & he went there the same day for a quote. Spoke to the vendors directly & the work was done just as quick. We are extremely impressed & plan to use this company again. It was very easy from start to finish; the vendors were also just as impressed.
