Japanese Knotweed Mortgage and Lending Advice

A Japanese Knotweed Mortgage is simply the term used for obtaining a mortgage where knotweed has found on the property. This does not need to be a big deal and by following a few simple steps you can eradicate the problem and move into your new home with peace of mind.

Most banks will assess mortgage applications where a Japanese Knotweed infestation is present on a case by case basis and, usually, they just need to see that you have taken steps to eradicate the problem by having the following in place:

• A Japanese Knotweed survey report detailing the extent of the problem.
• A Japanese Knotweed treatment programme in place from an accredited specialist with PCA (Property Care Association) registration.
• An insurance backed guarantee (IBG) to protect the client against contractor insolvency
• A letter confirming the Japanese Knotweed treatment plan has been paid for and started.

Most banks and lenders will initially refuse to provide a mortgage on a property if a surveyor identifies Japanese Knotweed on or within 3 metres of the boundary of the property and insist that you engage a Japanese Knotweed contractor to provide a Japanese Knotweed Survey Report.

Yes! This could even mean that even if Japanese Knotweed is identified on neighbouring land or property the bank/lender will not provide a mortgage on your property unless certain steps have been taken!
